Choosing A New Garage Door Without Getting Talked Into One
Two garage doors can look identical in a driveway and be a long way apart in what they are made of. Here is what actually drives the number on a quote, and how to compare two of them honestly.

The short version
- Four things set the price of a new door: steel gauge and layer count, insulation type, hardware grade, and whether the opening takes standard or low headroom track.
- Standard track wants about twelve inches of headroom, a low headroom kit with double track and split drums works in roughly four and a half to six inches, backroom is door height plus about eighteen inches, and side room is about three and three quarter inches per side.
- Springs get sized to the finished weight of the new door, and reusing old springs under a heavier insulated door leaves the opener carrying the difference on every cycle.

A new garage door is one of the few things you buy where the parts that cost the most are the parts you cannot see from the curb. Two doors can sit in the same driveway in Fort Worth, look the same from the street, and be a long way apart in what they are made of and how long they will last.
So the goal here is not to talk you into a door. It is to give you the four things that actually move the price, the five measurements that decide what will physically fit your opening, and the short list of items that fall off the bottom of a cheap quote. Read this and you can run the conversation instead of sitting through it.
Four decisions set the price. Everything else is styling.
Panel design, window inserts, color, decorative hardware that makes a door look like a barn. Those change how the door looks and they move the price some. They are not the four that matter.
- Steel gauge and layer count. How thick the steel is, and whether the panel is one skin, two, or a bonded sandwich.
- Insulation type. Nothing, cut board, or injected foam.
- Hardware grade. Rollers, hinges, bearings, track thickness, and the springs.
- Track setup. Standard track, or a low headroom kit because your ceiling is short.
Two of those four are invisible from the street. Layer count and hardware grade. That is exactly where a cheap quote takes the money out, because you will not see it on delivery day and you will not feel it until year three, when the hinge holes have wallowed out, the rollers are noisy, and the panel flexes when the door starts.
So when two quotes are far apart, the gap is almost never in the pretty part. Ask what gauge, how many layers, what the rollers are made of, and what the springs are rated for. Four questions. They sort most of it.
The five measurements that decide what fits
A door is not just width and height. Three other numbers decide whether standard hardware even goes into the building.
- Opening width and opening height, measured at the finished opening rather than off the door you have now.
- Headroom. The clear space between the top of the opening and the ceiling. Standard track wants about twelve inches, and more if a rail opener is going on that ceiling.
- Backroom. Door height plus about eighteen inches of clear depth back into the garage, so the door has somewhere to go.
- Side room. About three and three quarter inches on each side of the opening for the vertical track to mount.
Short headroom is the common problem, especially in older garages and anywhere somebody framed a storage loft over the door. The fix is a low headroom kit, which uses double track and split drums and works in roughly four and a half to six inches. It costs more than standard track. A wall mount opener beside the shaft is the other way out, because it takes the ceiling rail out of the equation entirely.
What you do not do is buy a shorter door to dodge the problem. The opening is the opening. Measure first, then pick the hardware to suit it.
You can take these numbers yourself
A tape measure and ten minutes gets you all five. Measure headroom to the lowest thing on the ceiling, not the highest, because a light fixture or a duct is what the door has to clear. Having the numbers before anyone quotes you makes the conversation shorter.
Single layer, two layer, three layer, and why stiffness outlasts warmth
Single layer is one sheet of steel with nothing behind it. Two layer bonds insulation to the back of that sheet. Three layer, often called sandwich construction, puts a second steel skin behind the insulation so the whole panel acts like a beam instead of a sheet.
Most people shop layer count as a warmth decision. The longer lived reason is stiffness. Every time the door runs, the opener pushes on the top section and the hinges twist every joint between sections. A single layer panel gives a little on every one of those cycles. Do that six times a day for ten years and the hinge holes elongate, the sections start to flex, and the top section where the opener arm attaches is usually the first thing to fail.
A sandwich panel does not move the same way, so the hardware stays where it was set and the door keeps running straight in the track. That is a durability argument and it holds whether or not you care about the temperature in the garage.
The springs get sized to the new door, not the old one
Springs are matched to weight. Wire size, inside diameter, length, and the number of turns. Get the weight wrong and the door is never balanced, which means the opener carries the difference on every single cycle for the life of the door.
This is the most common quiet mistake on a door swap. An insulated three layer door can run eighty pounds heavier than the single layer skin it replaces. Reuse the old springs under that and the door feels heavy by hand, the opener works harder than it was built to work, and the springs burn through their cycle life early. Nothing about it shows up on install day. You find out later.
Ask the question flat out: are the springs new, and are they sized to the finished weight of the door I am buying. A real answer names a door weight and a wire size. Anything vaguer than that is worth pushing on.
Never wind or adjust a torsion spring yourself
A wound torsion spring holds enough energy to lift a door that weighs a couple of hundred pounds. Winding bars slip. When a bar slips under load it swings, and it breaks arms and jaws. If you want to install a door yourself, stack the sections and hang the track, then hire out the spring work. There is no technique that makes an unwinding spring safe to hold.
What a cheap new door quote leaves out
Most of the spread between a low quote and a fair one is not markup. It is scope. Here is what tends to fall off the bottom of a cheap number.
- The opener. A new door hung on a fifteen year old unit with no photo eyes is not a finished job.
- New track. Old vertical track is worn where the rollers ride and usually a little out of plumb, and it hands all of that straight to your new panels.
- Haul away and disposal of the old door, the old track, and the old springs.
- A bottom seal sized to your slab. Slabs move around here and they are rarely flat, so one end of the opening can need more seal than the other.
- Jamb and header weatherstrip, which is what keeps dust and sideways rain out of the sides.
- Rotten jamb wood. Track has to lag into solid framing, so soft wood gets replaced first or the track is loose from day one.
- Sealed nylon rollers instead of the open bearing steel rollers that come in the box.
Ask for it itemized. Not a total with the word installed after it. A line for the door with its construction named, a line for springs with a cycle rating, a line for rollers and track, a line for the opener or a note saying you are keeping yours, a line for disposal, and a line for jamb repair or a note that the jambs were checked and did not need any. Written that way, the comparison takes two minutes.
The request that sorts quotes fastest
Ask every company to put four things in writing: panel construction, spring cycle rating, roller type, and whether new track and disposal are included. Anyone who will not write those down has already told you something useful.
The honest answer about the warranty
The warranty on a new door comes from the manufacturer, not from whoever hangs it. And it is not one number. Panels, hardware, springs and finish are usually covered on different terms, and those terms change from model to model inside the same brand.
So a verbal summary is close to worthless. Ask to be handed the written terms for the exact model you are buying, before you sign. Read what is prorated, what transfers if you sell the house, and what the finish coverage actually says about fade. Installation labor is a separate promise from the installer, and that one belongs in writing too.

How do I measure my headroom before anyone comes out?
Run a tape from the top of the finished opening straight up to the lowest thing on the ceiling above it. That means the bottom of a duct, a light fixture, or a truss chord, not the highest point of the ceiling. About twelve inches gets you standard track. Under that and you are looking at a low headroom kit or a wall mount opener.
Two quotes on the same door are far apart. What is usually the difference?
Almost always scope and hardware rather than markup. Check whether new track, new springs sized to the new door, disposal of the old one, and the rollers are in both numbers. Check the panel construction too, because a single layer and a three layer door can carry the same stamped design and look identical in a picture.
Can I keep my existing opener with a new door?
Usually, if it is mechanically sound and has working photo eyes. Watch two things. A much heavier insulated door asks more of an older light duty unit, and the opener arm needs a properly reinforced top section, which may mean adding a strut. If the opener predates photo eyes entirely, replace it regardless of the door.
Do I really need new track, or can the old track be reused?
New track, every time. The vertical track carries the door's alignment, and old track is worn where the rollers have been riding and is usually slightly out of plumb after years of a slab moving under it. Reusing it puts that wear straight into new panels and new rollers, which is a strange way to save money on a door you just bought.
What should I ask about the warranty before I sign?
Ask for the manufacturer's written warranty document for the specific model, not a summary. Panels, hardware, springs and finish are typically covered on different terms, and prorating and transferability vary by model. Then ask separately what the installer covers on labor and for how long, and get that in writing too.
